Story Time: 3 Little Pigs
In the coming months the third little pig, helped his two brothers, and his brother’s pregnant girlfriend to settle into their homes. As a house warming gift for each home he bought a large pot (one large enough to fit a wolf for instance!) that could hold a large amount of boiling water; because you just never know when you might need one!
So, the first thing they all did, because they knew it was the right thing to do was contact a professional conveyancer. They phoned around to find one that was just right and, being that they were triplets they all decided on the same one; someone who specialized in stress free settlements which was exactly what they all wanted. Yes, yes, yes! The professional conveyancer would complete all of the right searches, processes and paperwork for each of the properties they were interested in purchasing. This would save them a whole lot of trouble; ensure it was done right as well as making sure they were protected. It would also ensure that things were done on time, which was really important to all of them because they were keen to move out as soon as possible.
Now, because the three little pigs were brothers, triplets as you know, they wanted to live close to each other but not in the same type of dwelling. The first little pig wanted to live in an apartment. He wasn’t keen on gardening, wanted access to a swimming pool and a gym to keep fit and wanted something new. He liked to entertain, so a nice sized outdoor area was really important too!
When, he found a place he really liked, the conveyancer went into action, completing a number of things to ensure that this was a good place for the first little pig to settle. These jobs included; completing a title search and search of the strata title plan to confirm the location of the unit and make sure it was the right unit, the one the first little piggy really wanted to buy. The settlement agent (yes!, this is the same thing as a conveyancer), also perused the contract on behalf of the first little piggy to make sure that the correct forms the seller needed to provide were included, which they were!
When the conveyancer, the professional one, the three little piggy’s had found when doing their research, was completing her searches she located a management statement that was registered on the strata plan. This document set out the standard and non-standard by-laws of the strata company, which informed the rules that the first little piggy must adhere to including limitations such as owning pets. This was really important to the first little piggy as he had a little duck that he really loved and wanted to move into his apartment with him.
Car parking was something else that was really important to the first little piggy. So, he was ever so pleased when the conveyancer let him know that she had checked the car parking provided in the contract to make sure it matched the car parking allocation on the strata plan and the apartment he was keen to buy had two bays! Yipee!, this would make it so helpful for when friends and family came to visit.
