Second Piggy - Real Asset Conveyancing

Once upon a time there were three little pigs, as you know, that were great-great-great cousins of the three little pigs from the fairytale. These little pigs, who were triplets, were in the process of hunting for dwellings to buy, because they thought that at their age they should finally move out of home

Now the first little pig had found an apartment that he wanted to buy, as you know, and he was in regular communication with the conveyancer about his flashy new pad. The process was going smoothly so far and he was busy buying new furniture to deck it out.

Whilst this was happening the second little pig was house hunting with his girlfriend. She was expecting. As the home they bought would be their first they wanted it to be big enough to house their expanding family, with enough room to play in the backyard also. The home they fell in love with was in an established area close to a primary school and not too far from the first little pig. It also had a granny flat out the back which would be great for when visitors came to stay. They knew the conveyancer would check this as part of their processes when reviewing the house prior to putting in an offer.

Should things go to plan, the second little pig and his girlfriend also wanted a quick settlement, which they let their conveyancer know immediately. This would enable them to have the home, and most importantly the nursery organized before their piglets arrived. As soon as the conveyancer heard from the second little pig and his girlfriend about their ‘dream home’ she got to work. Some of things she needed to do included completing a title search, a search of any encumbrances (which could affect the transference of the property) and a plan search. This sounded like a whole lot of searching to the second little and his girlfriend, who was expecting!

The conveyancer also undertook rate and taxes enquiries, drafted a Transfer of Land document and prepared a settlement statement including adjustment of rates and taxes whilst liaising with third parties to complete transactions. This included the real estate agent, the seller’s settlement agent, broker, bank and local authorities. She also diligently followed up on the special conditions, making sure they were completed by the due date and before settlement and, she did a whole list of other things that the second little piggy and his girlfriend were ever so grateful for and ever so pleased they didn’t have to do. They never knew there was such a lot to do in settling a property.

Because the conveyancer was so very good at what she did, and they had told her early they wanted to settle as quickly as possible in order to be ready for the arrival of their piglets, she made it all happen. They were stress free, the settlement was stress free and they were quickly moving into their home that was very close to the first little piglet and the primary school their little piglets would attend when they were old enough. Their new home was also very close to the second little piglets mother and father (his girlfriend’s folks lived on a farm very, very far away) and hopefully wouldn’t be too far from the third little piglet who hadn’t found a property as yet. He was very particular you know!

The third little pig, much the same as his great-great-great cousin from the fairytale decided he wanted to build his own home, from bricks and mortar, so he went searching for a suitable block of land that was reasonably close to his two brothers. The third little pig was very particular so this took him many months. During that time, whilst he lived at home with his mother and father, his two brothers’ houses settled well one apartment and one house! Thankfully the conveyancer had found the two dwellings to be in good condition which enabled them to secure the homes they wanted, with a little bit of argy bargy over the cost of the apartment!

In the coming months the third little pig, helped his two brothers, and his brother’s pregnant girlfriend to settle into their homes. As a house warming gift for each home he bought a large pot (one large enough to fit a wolf for instance!) that could hold a large amount of boiling water; because you just never know when you might need one!
